When I started in the industry, everyone used oil-based sealer. It didn't last, and it was just awful to work with (if you've never had a seal coat burn, you're lucky! Don't get me started on the fumes.). Thankfully, technology has taken us to a better product.
Asphalt emulsion sealer is a relatively new sealcoating option. It's made from asphalt. This sealcoating material was initially developed due to a growing scarcity of coal tar sealers. Environmental issues and new regulations established by the EPA have made asphalt emulsion sealer an increasingly popular option for sealcoating driveways and parking lots.
Asphalt emulsion sealer is different from coal tar sealer. Both are natural products, but many states only allow the use of asphalt emulsion sealers.

*Coverage: You can expect one drum of sealer to provide 5,500 square feet of coverage if you apply it with a sealcoat spray system. Squeegeeing takes more product, as do dry, grey, old asphalt parking lots. Be sure to use a drum mixer or a broom handle to properly mix the sealer before applying it, as the asphalt solids tend to settle to the bottom during shipping.

We carry commercial-grade DOT spec sealer with a coverage rate of 100 square feet per gallon.
- 5,500 square feet per 55-gallon drum.
- 22,000 square feet per pallet of sealer.

For optimal drying, apply when ambient and pavement temperatures are between 60°F and 90°F with relative humidity at 40% to 60%. Avoid application when temperatures exceed 90°F.
Typically, the weather forecast should be sunny and dry for at least 48 hours after application before it rains to ensure proper bonding and longevity and at least 1 week to cure.
You get this when the sealer is too thick and the pump cannot create a prime to circulate the sealer. Dilute it properly to achieve 20 to 30% water dilution.
Use a dipstick to check the level of your sealer at the end of the day and the next time you use your system, just in case of water evaporation (if the levels are different, add enough water to regain the previous sealer level).
Another possible reason could involve the system's ball valve. On the output part of the pump, there's a ball valve that allows you to redirect the sealer to the top of the tank or to the spray gun. If that ball valve is constantly or permanently broken to the spray gun, you wouldn't get recirculation.
Store asphalt emulsion sealant at room temperature, away from freezing, direct sunlight, and heat above 120°F (48.9°C). For best results, use within 6 months even with proper storage and maintenance.
While in storage, we recommend agitating the sealer at least twice a week and topping up with water as needed to maintain consistency. Always leave the screw top slightly loose to allow air flow and prevent pressure build-up.
